Terms & Conditions
1. Definitions
"Company" refers to Olimere Construction Ltd.
"Client" refers to the individual, business, or organisation engaging the Company's services.
"Works" refers to all construction, renovation, repair, installation, and related services provided by the Company.
2. Quotations
2.1 All quotations provided by the Company are valid for 30 days from the date of issue unless otherwise stated.
2.2 Quotations are based on information available at the time of preparation. Any additional work requested or required may result in additional charges.
2.3 Acceptance of a quotation constitutes acceptance of these Terms & Conditions.
3. Payment Terms
3.1 A non-refundable deposit of 50% of the total quoted project value is required before any work commences.
3.2 The remaining 50% balance is due immediately upon practical completion of the works.
3.3 The Company reserves the right to suspend or delay works if payment is not received in accordance with these terms.
3.4 All invoices must be paid within 7 days of issue unless otherwise agreed in writing.
3.5 The Company reserves the right to charge statutory interest and recovery costs on overdue accounts in accordance with the Late Payment of Commercial Debts (Interest) Act 1998.
4. Variations and Additional Work
4.1 Any changes requested by the Client after acceptance of the quotation must be agreed in writing.
4.2 Additional work not included in the original quotation will be charged separately.
4.3 Variations may affect project timelines and completion dates.
5. Access and Site Conditions
5.1 The Client shall provide reasonable access to the site during agreed working hours.
5.2 The Client is responsible for ensuring that all necessary permissions, consents, and approvals have been obtained unless specifically agreed otherwise in writing.
5.3 The Company shall not be responsible for delays caused by restricted access, unforeseen site conditions, or third-party actions.
6. Project Timescales
6.1 Any estimated commencement or completion dates are provided in good faith but are not guaranteed.
6.2 The Company shall not be liable for delays caused by adverse weather conditions, supply chain issues, labour shortages, client-requested changes, or circumstances beyond its reasonable control.
7. Materials
7.1 Unless otherwise stated, all materials supplied remain the property of the Company until full payment has been received.
7.2 Material availability may affect project schedules.
8. Completion
8.1 Practical completion shall occur when the works are substantially complete and fit for their intended purpose.
8.2 Minor defects or snagging items shall not prevent practical completion being achieved.
8.3 The final payment becomes due upon practical completion.
9. Cancellation
9.1 If the Client cancels the project after acceptance of the quotation but before work commences, the deposit may be retained to cover administration, planning, and incurred costs.
9.2 If the Client cancels after work has commenced, the Company reserves the right to invoice for work completed, materials ordered, and any associated costs.
10. Liability
10.1 The Company shall carry out all works with reasonable skill and care.
10.2 The Company's liability shall be limited to the value of the contract.
10.3 The Company shall not be liable for indirect, consequential, or economic losses.
11. Warranty
11.1 Workmanship is guaranteed for a period of 12 months from practical completion, subject to normal wear and tear and proper maintenance.
11.2 This warranty does not cover damage caused by misuse, neglect, third-party interference, structural movement, or events beyond the Company's control.
12. Health and Safety
12.1 The Company shall comply with all applicable health and safety legislation.
12.2 Clients must ensure that the site is safe and free from hazards not disclosed to the Company.
13. Force Majeure
The Company shall not be liable for failure or delay in performing its obligations where such delay results from circumstances beyond its reasonable control.
14. Dispute Resolution
14.1 The parties shall seek to resolve any dispute amicably in the first instance.
14.2 If a dispute cannot be resolved, it shall be subject to the jurisdiction of the courts of England and Wales.
15. Governing Law
These Terms & Conditions shall be governed by and construed in accordance with the laws of England and Wales.

By accepting a quotation from Olimere Construction Ltd, the Client confirms that they have read, understood, and accepted these Terms & Conditions.
